Missing a “to”.

I’d say only the last one is legit. “She is” puts the emphasis on “is.” As for the serial comma, this isn’t a novel, and therefore it doesn’t have to be completely consistent. It should be in accordance to how the NPCs might naturally speak. Being a stickler for punctuation will only hurt the dialogue.
